Long-term investing – Harewood Estates is privately owned and the long-term strategic direction of the business is not constrained by the need to satisfy analysts’ quarterly earnings forecasts or short-term market volatility. Our position as a long-term private investor enables us to acquire undervalued and out-of-favour assets during times of market distress and to make decisions based on timescales which best suit the project rather than those based on the requirement for an early profit. (Clearly for clients, we often focus on maximising early yields for them, but for ourselves, we traditionally look longer term).
Stock selection – sourcing opportunities that, through poor management and lack of capital, have been mispriced by the wider investment community. Assets that in terms of their location, configuration, accessibility and general bricks and mortar, are fundamentally sound but had been suffering from high vacancy, obsolescence and a poor tenant profile.
Asset management driven performance – Harewood Estates has a flexible, creative and tenant-focused approach to leasing and managing buildings. Core to the investment strategy is a belief that generating cash flow should prioritise over readying the building for exit.
Flexible sale and lease back options - At Harewood Estates we understand that businesses (or indeed private individuals) may need to free up the capital tied up in their property in order to invest it elsewhere, be it a working capital requirement for their business or even to enjoy a cash rich retirement. We therefore offer a sale and lease back option. Contracts can be tailored to meet your specific needs, requirement and timescale and can even include an option to purchase back in due course.
